Step 1

Model Home Tour & Initial Meeting

Take a personalized tour of Tatum Homes’ beautifully designed model homes and experience the craftsmanship and quality of our custom home builds firsthand. Meet face-to-face with our team to discuss your vision, design ideas, and inspiration. Whether you’re starting from scratch or customizing a floorplan, we’re here to bring your dream home to life.

Step 2

Financing

For a smoother homebuilding journey, we recommend getting pre-approved with one of Tatum Homes’ Preferred Lenders shortly after your Model Home Tour. Mortgage pre-approval is quick, free, and completed online—with results typically within 24–48 hours. This helps us align your custom home plan with your budget from the start.

Step 3

Homesite Reservation

Once you’ve chosen Tatum Homes as your builder and have a solid vision for your floorplan, the next step is selecting the ideal homesite. Our team will guide you through available lot options that complement your plan or recommend adjustments as needed. After your selection, we’ll secure the homesite with a deposit and begin drawing your fully customized floorplans.

Step 4

Structural Options & Pricing

Once your homesite is reserved, we’ll meet to review plan changes and available features. After finalizing your plans, you’ll gain access to our online pricing tool to see real-time costs, including luxury options and Pinterest-inspired ideas. We empower you to prioritize what matters most, ensuring your home aligns with both your vision and budget.

Step 5

Purchase Agreement

Once your floor plan and luxury options are finalized, we move forward with the Purchase Agreement. At this point, you’ll have a clear understanding of your final sales price—unless you decide to make changes during the construction process through a formal change order.

Step 6

Pre- Construction Review & Design Studio

After receiving your contract and down payment, we’ll schedule a Pre Construction meeting with your Construction Manager to review blueprints, specifications, site plan, and home placement. Once confirmed, you’ll meet with our interior designer to select colors, finishes, and design elements. Our designer will guide you to ensure everything aligns with your vision, and once finalized, we’ll sign off on your selections.

Step 7

Ground Breaking & Construction

Once permits are approved, construction begins with site preparation, foundation pouring, and utility installation. Your Construction Manager will provide regular progress updates, including photos. As your home progresses, you’ll see framing, roofing, plumbing, electrical, and finishes come together.

Step 8

Closing & Warranty

After the final inspection and cleaning, we’ll schedule your Home Orientation. About 30 days before completion, you’ll receive your closing date and essential information, including utility contacts. Closing will take place at First American Title, where you’ll sign the paperwork and receive your keys. Once closed, your warranty period begins, with access to our Warranty Department and support from our Warranty Coordinator and Technicians.
